Ask a roofer how long a roof lasts and you’ll often hear “20 to 30 years.” That’s a reasonable national average — but here in the Pacific Northwest, the answer is more complicated. Our rain, moss, and tree cover put roofs under stress that drier climates never see. Why PNW roofs age faster than the national average
A shingle’s enemy is moisture, and we have plenty of it. Constant rain keeps roofs damp for much of the year, and the tree canopy that makes our neighborhoods beautiful also keeps roofs shaded, so they dry slowly. Add the organic debris that collects in shaded valleys and the moss that thrives in our climate, and you have conditions tailor-made to shorten a roof’s life. The manufacturer lifespan printed on a bundle of shingles assumes ideal conditions — and Oregon is rarely ideal for a roof.

• Three-tab asphalt shingles: about 15 to 20 years nationally, often less here.
• Architectural (dimensional) asphalt shingles: roughly 25 to 30 years rated, more realistically 20
to 25 in our climate.
• Premium and designer shingles: 30 years or more, with better moisture and wind performance.
• Metal roofing: 40 to 70 years, shedding water and resisting moss far better than asphalt.
• Cedar shake: highly variable and maintenance-intensive in a wet climate.

What shortens roof life here: moss, shade, and poor ventilation
Three factors do most of the damage. Moss is the headline villain — it holds moisture against the shingles, works its way under them, and lifts them over time. Shade compounds the problem by preventing the roof from drying between rains. And poor attic ventilation traps heat and moisture underneath the roof, which can warp decking and cook shingles from below. A roof that’s well ventilated, kept clear of moss, and gets some sun will outlast an identical roof that isn’t.
Signs your roof is nearing the end of its life
Curling or missing shingles, heavy granule loss, persistent moss, daylight or water stains in the attic, and a roof simply old enough to qualify are all signals worth a professional look. If you’re seeing several of these, it’s time for an inspection rather than a guess.
